  1. Proximity to 3 local stations(Dombivali,Nilje, Ghansoli) and 4 if proposed Usarghar stations is also considered. 
  2. Near to Millennium Business park, MHAPE Though bit distance but able to get 50% of the price per SFT i.e. Airoli and surrounding areas are in between 9000 to 12000. 
  3. 4000 Acres development in Navi Mumbai by Lodha can be another positive factor which no other builder has in the area, though as per
  4. Lodha its sister city of Mumbai Schools and in progress
  5. Shopping Mall if comes up properly will be another positive factor 
  6. Greenary surrounding with the creek, if maintained will be one more feel good factor 
  7. International Airport though I don’t say near by but if the area is completed developed it will be in demand. 
  8. Road connectivity wise Palava will be the starting for Dombivali,Kalyan and other areas though I am not completely aware if some other road route is available.
  9.  Internal amenities when they are fully functional. 
  10. Lodha's plan of making it as a mega city.

1. Possession dates:

Almost all projects at Palava are delayed by 2-3 years. The developer has not followed the dates given on Agreement Paper. This is bad especially to those who are planning to stay at Palava. There is no compensation for delayed possession, even though it is mentioned in the agreement.

2. Occupancy Certificate

As per law, it is illegal and also not safe to stay in the flat without Occupancy Certificate. Lodha will provide an option to take possession with or without Occupancy certificate. There are many flat owners at Casa Bello who are asking for this certificate last 2…
